Windermere prices held up even with homes taking longer to sell
If you own a home in Windermere, here is what the numbers from the three months ending August 31, 2026 are telling us, and what they mean for you.
The headline fact: prices held. The Real Estate Data Aggregator counted 192 homes sold in ZIP 34786 during those three months. The median sale price came in at $885,000, up 3.5% from the same period a year before. That is a real gain, not a rounding error.
The Orange Observer reported two recent Windermere sales that show the range buyers are paying right now. One home on Jailene Drive sold for $759,000 on October 9. Another on Lookout Pointe Drive sold for $985,000 the same day. Both sit on either side of that $885,000 median, which tells you the market is active across different price points.
Homes are taking longer. That part is real too.
I want to be straight with you. Prices are up, but buyers are not moving as fast. The Real Estate Data Aggregator put the median days on market at 51 days for the three months ending August 31, 2026. That is 5 days longer than the same period a year before. Not a collapse, but a shift worth knowing.
Nationally, rates are adding pressure. CNBC reported the average 30-year fixed rate at 7.50% as of October 14, 2026. That slows buyers down everywhere, including here. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025, as of September 30, 2026. When borrowing costs rise, buyers take more time.
More homes to choose from, and buyers know it.
The Real Estate Data Aggregator counted 269 homes for sale in ZIP 34786 during those three months, up 7.2% from a year before. New listings were actually down 5.5%, at 222. So the inventory is building because homes are sitting a little longer, not because a flood of new sellers showed up.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Price cuts hit 20.8% of listings nationally that month, the highest share since October 2022. Windermere is holding better than that national picture, but buyers here are watching the same headlines you are.
What sellers are actually getting at closing.
The Real Estate Data Aggregator put the average sale-to-list ratio at 96.1% for the three months ending August 31, 2026. That is up 0.3 points from a year before. Sellers are getting close to their asking price. But only 3.7% of homes sold above list, down 0.2 points from last year. Bidding wars are rare here right now.
The share of homes going under contract within two weeks of listing was 27.5%, down 3.5 points from a year before. So roughly 1 in 4 homes is still moving quickly. The others are taking the full 51 days or more. That gap is where pricing makes the biggest difference.
What this means if you are thinking about selling.
Prices are up. Volume is up. But buyers have more choices and higher monthly payments. The homes that sold fast were priced right from day one. The ones that sat were often priced for last year's market. With 4.3 months of supply, this is not a seller's market or a buyer's market. It is a market that rewards honest pricing.
One more thing worth knowing. The Windermere ZIP code covers a wide area. Some of those addresses are inside the small Town of Windermere. Many are in unincorporated Orange County. The numbers above cover the whole ZIP. Your street may read differently from the ZIP as a whole. That is worth a closer look before you pick a price.
- The Real Estate Data Aggregator shows the Windermere ZIP median at $885,000, up 3.5%, for the three months ending August 31, 2026. Homes sold, but they took 51 days on average, 5 days longer than a year ago.
- Sellers got 96.1% of asking price.
- Clean pricing from the start is what separated the fast sales from the slow ones.
